Once your property comes into our care, it will be added to our website and feature on our ‘home page’. A huge number of enquiries come from the internet, be that via our website, from other accommodation websites and portals, social networking like Facebook & Twitter.
Our website benefits from online booking, so 24/7 365 days a year, customers can book your property.
As technology and the Internet change and advance we evolve and change our marketing accordingly, keeping up to date with all mediums. A large part of our marketing is dedicated to SEO (Search Engine Optimisation). We’re continually improving our rankings for the major search terms i.e. Lake District Cottages, Lake District Self Catering etc.
We send out Email updates every month, keeping our customers up to date with our news and special offers, also updating them on what’s going on in the area. At other times of year we also send out offers and newsletter mail shots by Royal Mail.
New properties are added to our brochure immediately not printed on supplement pages, meaning your property will reach our customers quickly to maximise bookings.
Our office is open 9am – 5pm 6 days a week. Additionally, our sales support team are on hand to answer any incoming calls between 8am - 8pm, Monday - Saturday, and 11am - 3pm on Sundays. We know people often prefer to make a booking over the phone, once they’ve found their ideal property.
As a small Agency we are able to make close working relationships with our cottage owners. We are dedicated to making your property a successful one and to getting the best results possible. We will provide you with all the owner support whilst buying and running a holiday property.
We pay our owners in advance, all monies received will be paid to you within 10 working days at the end of each month. A clear breakdown of all income and outgoings will show on your monthly statement.
We keep you up to date with all the statutory obligations you need to comply with. Assisting with annual certification and servicing.

We are a small family run Agency based in Elterwater near Ambleside. Our small team of highly experienced staff work closely with our cottage owners.
Being a boutique agency enables us to provide a service that the other larger agencies cannot match as we cater our service to your specific requirements. We get to know all our cottages intimately, not relying on computer screens and reference numbers. The same goes for our owners and guests, more than 60% of which rebook each year.
We have a wealth of experience in the industry and can advise you on all aspects of Lake District cottage letting, from which property to buy to getting it ready for the first guests to arrive.
Your property will appear on our website within 48 hours. We send all our guests regular e-newsletters with offers and any new properties available. We produce our own professional brochure ‘in house’, meaning no brochure supplement pages or having to wait for a full entry into a main brochure, this ensures your property reaches customers quickly and that it gets the best level of bookings.
We manage your property fully, holding keys, arranging guests arrivals and departures, organising cleaning, laundry and housekeeping, providing a 7 days a week emergency call out service for guests, plus we keep on top of all on-going property maintenance. Larger property improvements are also undertaken, extensions, new kitchens etc.
We will assist you in all aspects of running your property including grading by VisitEngland, and keep you up to date with all legal and statutory requirements.
Commission rates are competitive and realistic. We don’t charge a registration or membership fee.
